KEYSTONE GROUP ACQUIRES HAMILTON COUNTY’S LARGEST FULL-SERVICE HOTEL, EXPANDING LUXURY AND LIFESTYLE PORTFOLIO

Renaissance Indianapolis North joins Keystone Hospitality’s rapidly growing portfolio as the company’s second Renaissance Hotels property in weeks, marking another significant private investment in Indiana’s tourism, business and events economy through design-driven hospitality and culinary destinations that welcome visitors and local guests alike

Keystone Hospitality, a division of Keystone Group, announced today the acquisition of the Renaissance Indianapolis North Hotel, located at 11925 N. Meridian St. along the North Meridian Corridor in Carmel, Indiana. The 266-room property is Hamilton County’s largest full-service hotel and the only operating hotel in Indiana under Marriott International’s Renaissance Hotels lifestyle brand.

The acquisition marks Keystone Hospitality’s second Renaissance commitment in a matter of weeks, following recently announced plans to transform the Sheraton Indianapolis City Centre, steps from Monument Circle in the heart of downtown Indianapolis, into the state’s second Renaissance hotel. Upon completion of the downtown conversion, Keystone will own every Renaissance hotel in Indiana.

As part of the acquisition, Keystone Hospitality plans to introduce a series of enhancements to the property, including:

  • Renovated guest rooms and suites designed to further elevate the upscale Renaissance experience.
  • The addition of six new suites, bringing the hotel to 272 guest rooms and suites.
  • A reimagined entrance and lobby experience, enhancing the property’s sense of arrival and overall presence.
  • New upscale food and beverage destinations, including an entirely new street-level restaurant concept and a new café, creating reimagined dining experiences for hotel guests, business travelers and the surrounding community.
  • Expanded and modernized meeting and event space to meet growing demand for gatherings across Carmel and the region, along with refreshed public spaces and upgraded common areas that strengthen the hotel’s position as one of Central Indiana’s premier hospitality destinations.

The acquisition also includes a significant landholding adjacent to the hotel, creating a unique opportunity for future development aligned with the City of Carmel’s vision for the North Meridian corridor. As part of its long-term vision for the campus, Keystone is evaluating a range of opportunities including additional hospitality assets and the thoughtful redevelopment of existing surface parking into a more connected, walkable and destination-oriented environment. Once fully realized, the campus could approach 400 hotel rooms, becoming the largest hospitality campus in Hamilton County while supporting the City’s broader goals for the corridor and strengthening the county’s ability to attract conventions, sporting events and group business.

The campus vision aligns directly with the City of Carmel’s recently released Comprehensive Plan and Mayor Sue Finkam’s vision for the U.S. 31 / North Meridian corridor transforming aging surface parking lots into dense, walkable, mixed-use destinations supported by structured parking and connected by trails to Carmel’s City Center and west side. By converting surface parking into new development, the Renaissance North campus expansion would be among the first private investments in the corridor to bring that vision to life.

The acquisition deepens Keystone’s long-standing investment in Carmel, where the firm was an early developer and continues to own and manage Sophia Square luxury residences, which helped anchor the Carmel Arts & Design District, and The Olivia on Main, a luxury mixed-use development in Carmel’s evolving Flower District.

The acquisition also builds upon the firm’s history of delivering transformative development and redevelopment projects across Indiana, including the internationally award-winning InterContinental Indianapolis, the first luxury hotel to open in downtown Indianapolis in nearly 20 years; 220 Meridian Tower, Central Indiana’s first office-tower-to-luxury-residential conversion; and the recent acquisitions of neighboring Monument Circle properties 120 Monument Circle and the Sheraton Indianapolis City Centre.
