The Senior Superintendent is to provide on-site coordination for all phases of construction projects, including coordinating subcontractors, material, and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget. Senior Superintendent shall be responsible for scheduling, inspections, quality control, and jobsite safety. The Senior Superintendent is to supervise the field construction of a project and to complete the work on schedule, within the budget and to the quality of workmanship specified. In the performance of this function, it is the Senior Superintendent’s responsibility to protect and promote Keystone Construction’s interests in all matters and to do whatever is reasonably necessary to carry out the position’s duties and responsibilities.

 

The Senior Superintendent is responsible for and will be held accountable for the timely completion of the project and ensuring that the project is constructed in strict accordance with plans, specifications, and local codes. The Senior Superintendent schedules all subcontractors, consultants, and vendors, as well as ensure their completion of work within time allowed. This position is responsible for the coordination of work directed in the field. Senior Superintendents ensure that conflicts or revisions to plans are communicated with the project team (i.e., superiors, architect, engineer, consultant, and owner) for mutual resolution, prior to execution of work that deviates from the approved plans. The Senior Superintendent establishes and enforces job site quality control programs to ensure quality completion of construction.

The Project Engineer is the coordination person between the Project Manager, Site Superintendent, Design Team, and Owner, assisting the Project Manager and Superintendent with the organization, scheduling, and implementation of construction projects. This position oversees document control for multiple projects, from the plans and specifications, to RFI’s, submittals, and project O & M manuals upon completion of the project. The Real Estate Development & Investment Analyst will be responsible for preparing deal analysis, on-going existing asset performance analysis and benchmarking, forecasting, and business planning.  Areas of focus on owned assets include: reviewing and managing the company’s detailed monthly financial forecast, key operating statistics, income statement, balance sheet and cash flows.  For new deals/transactions responsibilities include creation and analysis of acquisition and development proformas, leasing proformas and scenario analysis, refinancing analysis, closing co-ordination, and document reviews. The Senior Staff Accountant will be responsible for assisting with a combination of;

Realty Management/Development – This includes Residential, Retail & Office property management accounting tasks such as daily cash reconciliations, assist properties with maintaining tenant ledgers, monthly property financials, monthly budgeting, and variance analysis, as well as more advanced items.  This also includes Real Estate Development accounting, which can involve any number of complex accounting issues that we handle.

Construction – This includes job-level analysis and reporting, as well as company-wide monthly financials for Keystone Construction.  This involves managing and paying subcontractor invoices, as well as monthly owner billings.

In this position, you should be skilled in a variety of areas including but not limited to plumbing, carpentry, and electrical systems. Duties include inspecting buildings, maintaining inventory, and scheduling repairs. Your chief responsibility is to preserve the excellent condition and functionality of Keystone’s properties.
